Property Information:
Own a piece of history in California’s
Sierra Nevada foothills on a cattle ranch that provides yearlong fishing,
horse riding and hiking. This private ranch is located adjacent to the
western boundary of Sequoia National Park and is close to the Giant
Redwoods, Crystal Caves, Moro Rock and the secluded, undiscovered Mineral
King valley.
Consisting of several hundred acres of
undeveloped land, the property is primarily grassland and oak, with
sycamores inhabiting shaded ravines that follow creeks and streambeds.
Both banks of the Kaweah river runs through the property and provides
trout fishing, white sand beaches and swimming holes. Dotted along the
river are remnants of centuries old acorn grinding holes, evidence of what
was once an area populated by early American Indians.
Development:
The ranch’s acreage consist
of eleven parcels of varying size, fee simple and of varying agricultural
zoning designations. Total acreage exceeds 300 acres. A conservation
easement provides for three separate residential developments that can be
sited on any parcel, commanding river frontage views or vistas of the
Sierra Nevada and Sequoia National Park. Two operating wells already
exist, electricity, cell and phone are accessible.
Additional development
opportunities may be available on the Highway side of the Kaweah River
which is included as part of the conservation easement. Two parcels
include this portion of the ranch and lot line adjustments could include
more. Ask broker about details.
Tours:
The ranch can be
toured by appointment. Call the broker to arrange dates and
accommodations.
